



Q: What are the roles and responsibilities of an Owner's Rep?
An owner's rep is your exclusive concierge through your homebuilding journey, who handles all of the details. We are your advocate and subject matter expert in representing your interests. Our singular purpose (our raison d'etre) is to make your life easier throughout a very detailed process of building your dreamhome. An owner's rep: 1) manages the people on the job site 2) streamlines communication between you and everyone working on your home 3) protects your interests and manages all of the details 4) is your boots on the ground, especially for owners who live out of state 5) ensures you are aware of the status and that you make the important decisions.
Q: What is the difference between an owner's rep and a project manager?
An Owner's Rep represents you and your interests. A project manager is usually employed by the general contractor.
Q: Who should use an Owner's Rep?
Our client's rely on us for typically one of three reasons: 1) They live out of state and can't reasonably monitor the status of the project remotely. 2) They are busy people who can't take the time required to ensure that the project is progressing as it should. 3) The time required and the resulting stress of ensuring that all aspects of the project go smoothly are simply not something they want to do.
Q: At what stage of the project should I engage with an Owner's Rep?

Q: Isn't my general contractor responsible for making sure everything goes smoothly and meets my standards?
While your general contractor is responsible for managing construction and delivering the finished product, their job is to oversee their own subcontractors and ensure the project is built to the agreed specifications and timeline. But at the end of the day, the GC works for the project—and their goal is to complete it profitably.
As your owner's representative, Fullsten works only for you. Our job is to protect your time, your money, and your standards—not the contractor’s margin. We are your eyes, ears, and advocate throughout the process.

Q: What type of project is too large or too small?
There is no project too large as we are currently engaging with some of the largest, luxury multi-family projects in the country. If your home cost of construction will be $5M or more then we are potentially a good fit.
Q: What is the cost to hire Fullsten?
Each client scope is different. As such each engagement gets a distinct proposal and scope of work. Pricing can be presented as:
1) a percentage of the overall home value/estimate (typically 1.5-3%)
2) a total project estimate based on a specifically defined scope
3) an hourly rate
Any services that exceed the initially agreed upon scope are billed at the contracted hourly rate.
Q: What is FF&E that is part of your services?
FF&E (furniture, fixtures and equipment) is all of your furniture, decorative lighting, art, rugs, etc. If you turned your house upside down, most everything that is loose would fall into the FF&E category.
Just like a jewelry box or safe, itemizing the contents of your home is valuable for insurance purposes and/or if this is a second home as an inventory with renters. We also create a master list of warranties for your FF&E and an expiration calendar. (When you buy high quality furniture and appliances, the price often reflects the warranty of these pieces). We will even manage the ongoing warranty calendar and claims for clients.
